What are the neighborhoods in Peoria like?

Peoria is spread out enough that it really has distinct sub-markets — north, central, and south each feel different:

North Peoria — newer & higher-priced

  • Vistancia — the West Valley’s largest master-planned community (7,000+ acres), with several distinct neighborhoods: The Village (all-ages residential village), Blackstone (a gated golf community with custom homes and the Blackstone Country Club), and Trilogy (a 55+ active-adult community). Newer homes, resort-style amenities, and the Discovery Trail.
  • Northpointe at Vistancia — elevated lots with mountain-preserve views.
  • Pleasant Valley & Alta Vista Estates — premium and custom homes on larger lots in the northwest.

North Peoria’s Vistancia area also sits about 10 minutes from the new TSMC semiconductor campus via the Loop 303, within easy commuting range of one of the Valley’s largest emerging employers — and the Loop 303 corridor here is drawing related commercial and supplier development.

Central Peoria — established (Arrowhead corridor)

  • Fletcher Heights, Terramar, The Meadows, Sonoran Mountain Ranch — established late-’90s-to-2000s neighborhoods with mature landscaping near the Arrowhead corridor; generally more moderate prices than north Peoria.

South / Old Town Peoria — most affordable & in-town

  • The city’s oldest housing stock and most affordable homes, close to the P83 Entertainment District and the Peoria Sports Complex, with a more established, in-town feel.
