Phoenix, AZ — Homes, Neighborhoods & Market Guide
Phoenix is the metro’s core and Arizona’s largest city — but it isn’t one housing market. It’s a collection of distinct areas that feel like different towns, from affordable, newer-build neighborhoods on the southwest side like Laveen to historic central districts and the higher-priced enclaves of Arcadia and Biltmore. Citywide, homes recently sold at a median around $460,000, but that number hides an enormous range — the right “Phoenix” for you depends almost entirely on which part of the city you’re in. Phoenix is served by many different school districts that vary by area, and the overall market is balanced, with homes taking roughly 55–65 days to sell.

What are the neighborhoods in Phoenix like?
Phoenix really is many neighborhoods stitched together — here’s how the major areas break down:
Central & historic Phoenix
- Downtown — the urban core: high-rise condos, the Suns (Footprint Center) and Diamondbacks (Chase Field), the Roosevelt Row arts district, ASU’s downtown campus, light rail, and walkable dining.
- Arcadia — at the base of Camelback Mountain: citrus-lined streets, older ranch homes (often remodeled) on larger lots, and mature landscaping. One of the Valley’s higher-priced neighborhoods.
- Biltmore — around the Arizona Biltmore resort: condos, townhomes, and estates, with shopping and golf nearby. Centrally located, with some of the city’s highest home prices.
- Uptown / North Central & Encanto — established central neighborhoods with mid-century and historic homes, light rail access, and more character per dollar than Arcadia or Biltmore.
North Phoenix
- Desert Ridge — a large (~5,700-acre) master-planned community with modern homes, major retail at Desert Ridge Marketplace, parks, and easy Loop 101/51 access.
- North Phoenix / Deer Valley — newer neighborhoods with quick access to the mountain preserves.
North Phoenix is also home to the new TSMC semiconductor campus, near I-17 and the Loop 303 — a $165 billion project bringing thousands of high-wage jobs — so neighborhoods like Desert Ridge, Deer Valley, and Norterra sit within a short commute of one of the Valley’s largest emerging employers.
South Phoenix & Ahwatukee
- Ahwatukee Foothills — tucked behind South Mountain, it feels like its own self-contained town, with golf and trails.
- South Mountain area — newer builds and gated communities with hiking out the back door.
Southwest Phoenix — Laveen
- Laveen — about eight miles south of downtown, a fast-growing area that’s mostly newer single-family homes, many with mountain views. More affordable than the central enclaves (a median around the mid-$400,000s), with active new construction and improved access via the Loop 202 extension.

Schools in Phoenix
Phoenix is served by many different school districts, and they vary a lot by area — high schools fall under the Phoenix Union High School District across much of the city, with Paradise Valley Unified (northeast), Deer Valley Unified (north), the Tempe Union and Kyrene districts (Ahwatukee), and the Laveen Elementary District and Betty Fairfax High School (Laveen), among others. Because districts and ratings differ block to block here more than almost anywhere in the Valley, check GreatSchools, the relevant district, and the Arizona Department of Education for the school assigned to a specific home.
Life in Phoenix
Phoenix pairs big-city amenities with the outdoors. You can hike Camelback Mountain, Piestewa Peak, or the massive South Mountain Park; catch the Suns at Footprint Center or the Diamondbacks at Chase Field; explore the Roosevelt Row arts district and a fast-growing downtown dining scene; and reach almost anywhere in the Valley quickly via Sky Harbor and the freeway network. The Desert Botanical Garden and miles of mountain-preserve trails round out a year-round outdoor lifestyle.
