There are three separate costs, which buyers often confuse:
The annual association assessment — $1,921 per home (fiscal year July 1, 2025–June 30, 2026), which includes two resident activity cards and covers community operations, common-area maintenance, landscaping, reserves, and base access to the recreation centers.
A one-time CARE fee — about $5,000 — paid at closing. CARE stands for Capital And Reserve Enhancement; it’s a one-time, non-refundable fee that funds the community’s long-term capital projects, and it’s customarily paid by the buyer. A few smaller closing fees apply too — disclosure, transfer, and architectural-review fees, together roughly $400.
Sub-association dues — only on some homes. Most homes pay only the master assessment. Some pockets carry additional monthly dues — for example, the La Solana condominiums and neighborhoods where the association maintains front-yard landscaping. HOA status varies by home, so we confirm it on any specific property.
Golf is not included in the assessment: the courses are association-owned but funded through separate resident passes and green fees.
