The fees

What does it cost to own in Sun City Festival?

Two things drive the carrying cost here, and it’s worth understanding both before you buy. First, the HOA dues — a single Del Webb community association (managed by AAM) funds the two recreation centers, pools, and common-area upkeep; we’ll confirm the current amount for you. Second — and this one catches buyers off guard — homes at Festival Ranch carry a Town of Buckeye Community Facilities District (CFD) assessment, a separate infrastructure charge that appears on the property-tax bill and varies by lot. Because both can change and the CFD differs property to property, we don’t publish a single number here; ask us or confirm with the HOA and the county for the current figures, and verify everything in escrow.

What sets it apart

What sets Sun City Festival apart

  • Del Webb scale, newer build. Del Webb’s fifth metro-Phoenix community, opened in 2005 and still building — so you can buy brand-new or a near-new resale, all single-level.
  • Amenity footprint. Two recreation centers (Sage and Saguaro), two pools, a 27-hole Troon-managed golf course (Copper Canyon) with the Indigo Grille, plus a pickleball and softball complex, a woodshop and crafts center, fitness centers, a ballroom, and a resident Learning Program.
  • Setting. At the foot of the White Tank Mountains on the valley’s western edge — an open-desert location (about an hour-plus from Sky Harbor).
  • A cost to know up front. The Buckeye CFD assessment is a real line item other communities don’t all carry — we flag it early so it’s never a surprise.
Is it for you?

Who is Sun City Festival a good fit for?

Buyers who want new or near-new single-level construction at a lower entry price, golfers (27 holes on-site), pickleball and softball players, and those who prefer an open-desert, western-edge setting.

What homes and amenities does Sun City Festival have?

All homes are single-level, in a wide range of Del Webb floor plans from the low $320,000s for new construction up through larger plans; the Skyline series offers low-maintenance homes with exterior landscaping handled. Resale homes (many only a few years old) are also available. The two recreation centers anchor fitness, aquatics, courts, arts, and a large club roster.
