The fees

What does it cost to own in Corte Bella?

Corte Bella’s costs come in two separate buckets, and keeping them straight matters. The HOA dues fund the community amenities and give every owner an automatic social membership to the club (pool, fitness, tennis, pickleball, clubhouse) — we’ll confirm the current amount for you. Golf is separate. The golf course is privately owned and operated (not by the HOA); a full golf membership is an additional cost with its own dues, open to residents and non-residents, so golfers pay for it on top of HOA dues. A few enclaves within Corte Bella also carry their own additional assessments. Because these vary and aren’t a single published figure, confirm the current HOA dues with the association, golf membership with the club, and verify everything in escrow.

What sets it apart

What sets Corte Bella apart

  • A private country-club design at a smaller scale. Del Webb’s first active-adult private country-club community — 1,650 homes, deliberately smaller than the big Sun Cities.
  • A 45+ age restriction. Lower than the typical 55+, which opens it to younger retirees and active adults.
  • Santa Barbara-style architecture. Archways, courtyards, fountains, and tile roofs throughout, with golf-course and common-area lots.
  • An 18-hole Greg Nash golf course with a clubhouse, a 23-station driving range, and the Anacapa Restaurant (open to the public) — run as a private club separate from the HOA.
Is it for you?

Who is Corte Bella a good fit for?

Buyers who want a smaller, gated community with a private-club feel; younger retirees and active adults who fit the 45+ rule; and golfers comfortable carrying a separate club membership.

What homes and amenities does Corte Bella have?

Homes are single-level, built 2003–2007 across 12 floor plans (roughly 1,150 to 3,020+ square feet), many with 2.5–3-car garages, casitas, and courtyard entries. Community amenities (via the HOA/social membership) include a heated pool, indoor/outdoor spas, a sauna, a fitness center, tennis and pickleball courts, walking paths, and a clubhouse with a full club calendar; the private golf course and its restaurant sit at the community’s center.
