Apache Wells Homes & Community Guide — Mesa, AZ

Apache Wells is an active-adult (55+) golf community in east Mesa, built around the Apache Wells Country Club and its semi-private 18-hole course. It began in the 1960s as an own-the-land manufactured-home community — homeowners own the land, with no lot lease — and the original community of 1,400-plus homes still consists largely of manufactured homes, though it’s being revitalized as older homes are replaced with newly built single-family homes. Over time, separate enclaves were added (the Village at Apache Wells, with condos and single-level townhomes, and the gated Apache Wells II townhomes), each with its own association. Because of that, fees and amenity access depend on which part you buy in.

The fees

What does it cost to own in Apache Wells?

Apache Wells isn’t a single-HOA community, and that shapes both cost and amenity access. The original community (the own-the-land homes around the golf course) has its own association; townhomes typically add a monthly fee; and the later enclaves — the Village at Apache Wells (condos and townhomes) and the gated Apache Wells II townhomes — have separate associations, with their own clubhouses and pools, and don’t all share the original community’s amenities. On top of that, the Apache Wells Country Club is a separate entity from the HOA, so golf is its own membership. Because the dues and what they include depend entirely on which part you buy in, we’ll pull the current fees and amenity access for any specific home — or confirm with the relevant association. Confirm all amounts in escrow.

What sets it apart

What sets Apache Wells apart

  • Own-the-land origins. It started in the 1960s as a manufactured-home community where residents own the land (no lot lease), so the original section is mostly manufactured homes.
  • A revitalizing housing mix. Older manufactured homes are increasingly being replaced with newly built single-family homes, so the community is a mix of both.
  • A semi-private country club. The Apache Wells Country Club runs a semi-private 18-hole regulation course with a pro shop and a bar and grill — separate from the HOA.
  • Multiple enclaves, multiple associations. Beyond the original community, the Village at Apache Wells and Apache Wells II add condos and townhomes under their own associations — so amenity access varies by section.
