Verrado Homes & Community Guide — Buckeye, AZ

Verrado is a new-urbanist, all-ages master-planned community in Buckeye, built by DMB Associates at the base of the White Tank Mountains and planned for roughly 14,000 homes at full build-out. It’s organized around a walkable Main Street district of shops and restaurants, with dozens of neighborhoods at a wide range of price points, 26+ miles of trails, 86 parks, and two Tom Lehman golf courses. Verrado also contains a 55+ age-restricted district, Victory at Verrado — the rest of Verrado is all-ages. Because it’s a master plan, most homes carry community dues plus, by address, a Buckeye Community Facilities District (CFD) charge, so the all-in cost depends on the specific home.

The fees

What does it cost to own in Verrado?

Verrado’s cost has more than one layer, and it’s worth understanding before you buy. Homes pay into the Verrado community association (which funds the Center on Main, the trails, and the parks), and many also have neighborhood-level dues. Separately, by address, homes can carry a Buckeye Community Facilities District (CFD) assessment — a public infrastructure charge that appears on the property-tax bill and varies by parcel. (Homes inside the Victory 55+ district add Victory’s own recreation dues on top.) Because the layers vary by neighborhood and address, we don’t publish a single figure here — we’ll pull the current, all-in number for any specific home, or you can confirm with the Verrado management company. Confirm all amounts in escrow.

What sets it apart

What sets Verrado apart

  • A walkable Main Street. A real Main Street district of shops and restaurants at the center of the plan, with homes radiating outward — a new-urbanist layout uncommon in West Valley master plans.
  • Trails and parks at scale. 26+ miles of trails, 86 parks, the Heritage Swim Park, and a conserved White Tank Mountain trail network maintained by the DMB-created conservancy.
  • Two Tom Lehman golf courses. The Founders and Victory courses at Verrado Golf Club, in the White Tank foothills.
  • All-ages plus a 55+ option in one plan. Most of Verrado is all-ages; the Victory district is the 55+ section, so buyers can choose either within the same community.
