Anthem, AZ — Homes, Neighborhoods & Market Guide

Anthem is one of the North Valley’s largest master-planned communities — about 32 miles north of downtown Phoenix, straddling I-17 in the high-desert foothills below Daisy Mountain. Built by Del Webb starting in 1999, it’s grown to roughly 10,000 homes across two distinct halves: the larger, non-gated Parkside, built around an expansive community park, and the gated Anthem Country Club, with two private golf courses. Its homes are relatively newer and carry higher price points than the far-West Valley — recently a median in the high-$500,000s — while the market itself runs at a measured pace, around 70–73 days on market. Anthem is zoned for the Deer Valley Unified School District, and it sits roughly 20–25 minutes north of the new TSMC semiconductor campus, within commuting range of one of the Valley’s largest emerging employers.

What are the neighborhoods in Anthem like?

Anthem is really one large community made of distinct neighborhoods — but the first split to understand is Parkside vs. Country Club:

The two halves

  • Anthem Parkside — the larger, non-gated side, built around Anthem Community Park. It holds most of the community’s amenities — the park, a water park, an Olympic-size pool, sports fields, tennis and pickleball courts, a skate park, and a fishing lake — along with the area’s public schools and trails. Homes range widely, from compact single-story models around 1,100 square feet to large two-story homes over 4,000 square feet. Parkside straddles I-17: the west side is in the City of Phoenix, the east side in unincorporated Maricopa County.
  • Anthem Country Club — a gated golf community on the slopes of Daisy Mountain, with two private courses, a range of homes and estates, mountain and fairway views, and resort-style amenities. It includes some age-restricted, active-adult sections. Country Club residents also have full access to the Parkside amenities.

Other neighborhoods

  • The Village — a separate Anthem HOA and neighborhood.
  • Arroyo Grande — larger homes on larger lots (some with room for boats and RVs), a short drive west across the New River wash.
  • The Landing and other subdivisions round out the community, each with its own character.

55+: Anthem is an all-ages community, not a dedicated 55+ destination — though the gated Country Club includes some active-adult sections. For communities built specifically for 55+ living, see our 55+ Communities hub.

The lifestyle

Life in Anthem

Anthem is built around an active outdoor lifestyle. The centerpiece is Anthem Community Park — playgrounds, a splash pad, sports fields, pickleball and tennis, a skate park, and a catch-and-release fishing lake circled by a miniature railroad — paired with a full community center (Olympic-size pool, fitness center, rock-climbing wall, and indoor and outdoor courts). Golfers have the two private courses at Anthem Golf & Country Club; hikers have Daisy Mountain and nearby Cave Creek Regional Park and Lake Pleasant; and shoppers have the Outlets at Anthem, a 50-plus-store outlet mall. The nationally recognized Anthem Veterans Memorial is a community landmark. Anthem sits about 40 miles from Sky Harbor via I-17, with downtown Phoenix roughly 35–40 minutes south — and it’s a natural gateway north toward Flagstaff and Sedona.
